Part I of the property market report contains general information and data on the property market in the City of Bonn.

Part II of the property market report contains the so-called "other data required for the valuation".
This is a large number of survey results that are required by property experts for the preparation of valuations and appraisals:

• Index series for building land prices, construction costs and consumer prices
• Average prices for typically developed properties, e.g. detached single-family homes, single-family terraced homes, detached villas or Wilhelminian-style houses
• General price trends for condominiums
• Property interest rates and yield factors for the categories single and two-family houses, three-family houses, owner-occupied condominiums, rented condominiums, rental houses, mixed-use buildings, commercial buildings, office buildings, trade and industry.
• Various conversion ratios to make different properties with different value characteristics comparable.
  Examples of this are "Value of condominiums as a function of age" and "Influence of plot size on the purchase price of detached and semi-detached house plots"
• Market adjustment factors: These are correction factors to adjust a "net asset value" determined on the basis of valuation theory to the market situation.
• Commercial rent tables for store rents, office rents, rents for gastronomy properties, parking space rents, rents for storage space.

Current standard property values are determined on the basis of the approx. 2,000 condominiums purchased each year. Standard property values are purchase prices per square metre of living space standardized to an average year of construction in relation to a specific location. The standard property values are shown on a map in 55 value zones.
