The standard land value is the average location value for the land within an area (standard land value zone) that has largely similar characteristics in terms of its state of development and the type and extent of use. The standard land value is based on the square meter area of a property with the defined property condition (standard land value property). In built-up areas, they are determined using the value that would result if the properties were undeveloped.
The conditions of use are defined for a standard land value plot in accordance with the respective area character and stated in euros with the characteristic that primarily influences the value.
Deviations of an individual property from the value-determining characteristics of the standard land value property, such as development status, development status, special location, type and extent of building use, construction method and layout (in particular property depth and size) result in deviations from the standard land value (increases and reductions).
The standard land values are determined annually at the turn of the year on the basis of the purchase price collection and the purchase price development in the previous financial year for the city area as a whole by the expert committee and published in the standard land value map.

For the urban development area "Wohn- und Technologiepark Bonn-Sankt-Augustin", the expert committee has determined so-called special standard land values.
Written land value information can be requested by e-mail to gutachterausschussbonnde or by telephone. They are subject to a fee and are charged at 50 euros per standard land value provided.
